The small lot size posed one of the main challenges to achieve a balanced outcome addressing both the Client’s needs and the statuary planning criteria. One of the design principles was to minimise the building’s visual mass and to reduce potential harsh outlines, not only to respect the natural picturesque beauty of the coastline, but also to allow it to sit comfortably with the streetscape which is quite unique in offering up an eclectic grouping of small beachside bungalows on small east-west orientated sites.

The gentle integration within this grouping was achieved by highly articulating the building envelope, both horizontally and vertically, and yet, providing the building with a contemporary individuality by ‘capping off ’ with a singular skillion roof component.
