Whilst the proposal makes use of the City’s preferred podium and tower development model, it recognises the need to be respectful to the existing site conditions. The development responds sympathetically to the challenge in balancing a separation between the heritage buildings with the desire to offer a continuation of the urban fabric in the immediate vicinity. The retention, rejuvenation and addition to the heritage listed Pearl Villa and hostel, constructed in 1887, with an undertaking of extensive conservation works will enable the adaptive reuse of the buildings.
