The proposal is a mixed-use development comprising two separate but interconnected complexes, both dictated by the existing built form and character of the site. The current uses include a two-storey stucco Victorian Free Classical hotel, formerly known asthe Terminus ‘Dorset Hotel’; and storage and parking space inside, formerly known as the Harrap’s warehouse (a large Art Deco building built in 1931) on the corner of Cimitiere Street and Tamar Street.

A shared landscape plaza is situated on the first floor, linking the two complexes and functioning as a semi-open communal space for both guests and visitors.

During the design process, the design approach to the site was revised to address height and bulk with respect to compatibility with the streetscape and character of the surrounding area. With the variations to the external material, modulation andarticulation of each façade, the form is broken down into the appearance of separate buildings -providing a more compatible form that respects the variations in scale and massing evident along Cimitere, Tamar and William Streets.
